New paint, updated flooring and trim is going a long way!

I went down the side hustle route and decided it was easier to trim fat in my expenses FIRST.

Can I ask the neighbors if they will trim some of the branches?

I received a repair request form my property management that recommended the garage trim caulking and back door trim caulking for 110$.

Not all rehab work requires a permit, cosmetic, paint, flooring, trim, cabinets, etc. 

You have to clean the film off the walls, trim, and ceiling and run a ozone machine. 

We original got an estimate from him to do a basic interior renovation (paint, trim touch ups, replace light fixtures, trim work, and refinish floors - no major construction).

I think you should look at your current expenses and see where yal could trim.

A common example in my area is the tenant is responsible for mowing the lawn and LL is responsible for all other landscaping (trimming hedges, cleaning gutters, power washing, etc)

I posted this on another thread but I spent $100/sf in my area (not an expensive metro like Boston) for an addition on my house this spring, I GC'd it myself outside of the foundation & framing, and did some of the work myself (electrical, HVAC, insulation, trim, painting, siding & soffit).
