Permits to Flip Properties
Hey! I'm looking into getting started with flipping houses in Southern California. I'd like to learn more about permits. I'm looking to get my general contractor's license. Can a general contractor license allow me to pull all the permits needed to do rehab (moderate to gutting and structuring)? What about building a house from ground-up? Is it absolutely needed to flip? like if I were to sell the house after rehabbing it, do they check if proper permits were pulled? I'd like to learn as much as I can so please be detailed about how permits work here.

1. There are different construction licenses you can obtain. Typically a GC license allows you to pull permits to rehab or do new construction
2. Yes buyers will check if permits were pulled on a property.
