Investment Info:

Single-family residence buy & hold investment.

My first purchase! A ranch style home, large back yard with nearby trials and lakes. Planning to house-hack with a separate entrance to the basement where my tenant can enjoy 2 bedrooms, 1 bathroom, a living room, storage space, and a full kitchen.

What made you interested in investing in this type of deal?

I wanted something to help me gain equity, have a good possibility to cash flow eventually. This set up was a great opportunity!

How did you find this deal and how did you negotiate it?

I found this on Trulia, though I had a lot of help from my agent to find similar properties.

How did you add value to the deal?

Currently working on updating this 1998 home to have a more modern feel to it. New paint, updated flooring and trim is going a long way!

Lessons learned? Challenges?

Don't paint the whole room if you don't love the color!!
