Contractors, attorneys and such.Greed, laziness and arrogance are the three killers.

I am not opposed to investing and taking on debt for a real estate investment if there is a killer opportunity. 

It is not an effective or long lasting killer of mold and mold spores.

How realistic is it to manage property remotely - the 18-20% mgmt fees are investment killers.

But there was a killer 4 plex on redfin in i want to say Stanwood that would have cash flowed well just based off the numbers.  

Those will be your major expenses/cash killers.

Foundation issues are the biggest killer as they are very hard to estimate repair.

We learned after the fact, when you cut down a tree, drill a hole in the middle of the trunk and poison it with a root killer.

As a local I know that those prices are VERY common around here so it is what you expect without finding that killer deal.I know that most of my local stuff does NOT cash flow all that well.

Vacancy is far more of a killer to cash flow than offering a lower price.
