Hi everyone, for any investor friendly agents in the Houston area, I would be curious to know about any experience/advice you have related to  working with investors in your market (Houston). I'd also be curious to know how many of the investors you work with are out of state or long-distance compared to local investors.

All help, tips and advice are appreciated, Thanks!

Hi Luca, I just sent you a direct message. We serve the Houston market.

Overall, Houston is a great area to invest in over the long term. There are expansions and new developments in many neighborhoods, thus it checks the appreciation box as long as you ensure you are buying in areas with both historical appreciation and also potential future appreciation. That is not hard to find here in Houston.

I will share that this is a very tough market to get in, but there are still deals out there to be uncovered. It is a buyers market, so my advice is to position yourself to be able to purchase if a deal surfaces. Right now, it's finding a motivated seller, purchasing under market value and making sure the numbers work to stabilize the investment today, so you can benefit when rates return to lower levels. Our market has low inventory but even a lower number of buyers. We just negotiated $50k off of a new build because builders here have an excess of inventory and they are willing to negotiate.

Most major markets are always good for someone. My advice is stay malleable and make sure that someone is you.
