As has been stated many times, all OTA consider July 1st the enforcement date.Naturally, they have filed a lawsuit to stall, but have explicitly stated they will COOPERATE with the law...We have a record of working with governments around the world to put in place fair rules that protect home sharing and take into account the unique goals of each community, and litigation is never our preferred course of action.At the end of the day, AirBnB is going to follow the law.

I think it's better to go through a title company because they have more resources and they're a neutral party that can request better cooperation than an attorney that you hire.

In my decades in the industry once one moves from voluntary cooperation to legal action, everyone loses even if they are “right”.To be clear the written agreement is important no doubt but it’s not easy or inexpensive to enforce the terms of an agreement if the other party refuses to honor their commitment.

Always operate with a standard policy and when applicants do not cooperate you immediately reject their application.

Obviously there is no limit and it is what's reasonable without significant disruption to the tenant, which for a cooperative tenant may be that you're not worried about that space.
