I am an Illinois real estate attorney and the Parties in my state are almost always represented by an attorney.

The Illinois title company is very much like other title companies in other states, an impartial third party that controls the recording of documents and issue title insurance polices.

However, in every state, the title company IS an impartial third party, who will not/does not decide that one party or the other is in breach of contract.

Unless I am wrong, your New Jersey Title Company will not take your side in your argument that the other Party has breached the Contract, even if the title company agrees with you.

As an attorney representing a Buyer or Seller, I know the laws and customs of property law and I am the first one to know how and when the other Party breaches the Contract, and then I give written notice to them that they have breached.

Will your Agent be as aggressive as I will be as your attorney?   Some are but frankly, I believe most aren't.

I've read numerous posts on Reddit where the Buyer or Seller is represented only by their Agent (and there is a Title Company involved) and when the other Party breaches, the victim of the breach realizes they will have to hire an attorney.

Start out with an attorney in the most important investment you'll make.  In Illinois, the average fee is $ 500 to $ 700.
