I am good with being pitched and expect it.Good points, Jay.MMG’s, REIA’s are not churches, but even churches need to stick their hands out.The point is if you gain value and an advantage by being a part of a group.What I don’t appreciate are MMG’s that form with the underlining intention of selling product through the group versus elevating members within the group.You see that a lot in the real estate space.As long as the pitching is done upfront in an honest and forthcoming manner, I’m good with it.Thanks, Jay

Up high in a building, but not too high because long elevator rides are boring.In an area with things I like to do that are close.With reasonable parking available for guests when I entertain.And a rooftop pool, hot tub, lounge area would be nice.Plus a community workout room, and some kind of storage available for things like off season Christmas decorations, and etc...

Before pics are irrelevant to the appraiser and they will take their own as is photos, although a professional shot of the front elevation provided can not hurt.I provide a list of repairs and upgrades, makes and models of major items like appliances, plumbing and lighting fixtures (if quality of brand is worth mentioning), etc. and most importantly, comps showing specifically what the comp home didn’t have that mine does or anything negative about the comp home in hopes to get a push in price for higher quality items in subject property and less negatives of subject property.As an example, if one comp had a super short driveway or a crappy house next to or across from it and mine didn’t, I’m making a point to mention that.

A few things you should watch out for in this area is what your finish floor elevation should be for flood insurance reasons (if you are in a flood zone), check with the local HOA to make sure you are complying with their architectural requirements (builders can usually help with that), make sure you do not buy vacant land with gopher turtles or in a protected scrub jay (bird) zone.
