My suggestion is find something that will or already is cash flowing 1% and buy it the old fashioned way with 20% down.Don’t be afraid of bad neighborhoods.

In Bryans case I assume we are talking about 1 LLC with multiple properties, no doubt a business entity.I don't know whether my state requires this, I was thinking that this would be done to more resemble in a formal fashion a business entity, thereby looking more like a business and not like an individual with a rental.I notice large businesses own lots of property in their names.

So either show the house in a good fashion or dont show at all, keep them on record, who knows, maybe a year down the road they are still (again) interested...but dont waste a house tour when the house is dirty.Btw: Its really bad how some people can live like that!
