I would like there to a Realty devision (buying & selling residential), a Property Management devision, and a home inspection devision (only because my husband is with the FD so he could inspect houses on the side - for monetary supplement and for any houses I want to invest in).

Use that to supplement any other opportunity that exists...  

This way we would not be walking away from the money we have already paid into our townhouse by trying to sell in this market.I plan to write up strategies for each of the options and work through the numbers to do what is best for our current situation - but also to get involved with real estate investment long-term to gain financial independence and build supplemental income.

But I want to supplement with a bit of old school direct mail, too.

I don't think flips are really a big thing in this state, at least I'm not aware of many people that do them.Long term goals are to be able to acquire enough properties to be able to retire at a modest age with income to supplement my 401k which I continue to contribute to healthily. 

My in-laws own rental property in SoCal already (a cash flowing triplex in the San Gabriel Valley) and it would be ideal to follow in that same mould and have properties that are nearby.Our ultimate goal, for now, is to more or less supplement our income, not to replace it.

VRBO, however, does allow supplemental rental agreements.

The intent with a women's investor gathering that @Lisa Kohl is holding here in Boise in our case is supplemental to our monthly Investor Group meetings and quarterly informal BP style meet ups. 

Finding a local REIA is a great way to supplement your learning along with the BP podcast and forums.
