Add your hourly for the time and work just doing your paper work, screening, orientation, lease, and then, you may even find she leaves it messy enough that you have to clean up some again...

You'll want to discuss with a lender that is investment oriented and understands your goals, versus just trying to complete a transaction.

The one piece I would add is make friends with local housing oriented non-profits.

To be successful in real estate, you need to be detail oriented, a quick learner, and have excellent interpersonal skills.

My understanding of VT, is that the area is rather consumer oriented, this might be interesting, a classic case illustrating why people should not do things in RE with very little information, did you get any advice from anyone (?)

I am licensed in multiple states, and I can say that you need to be honest with yourself...are you detail oriented and accountable?

Or keep it strictly buisness oriented. 

You have a lot of different memebers in Tampa and agents who can help to orient you to the different opportunities.
