To Sell, or Not to Sell - That is the question.

Hello, I am new to the community and thought this would be a great place for some input/feedback. Currently, I own a rental condo that is cash flowing a decent amount every month and I also have a good amount of equity. My goal is to methodically build up my Rental Property portfolio. I am looking for some feedback as to whether or not I should sell the condo (at current prices) or keep as is due to the fact that it is cash flowing well. Any feedback would be appreciated, thanks!

If you have enough equity and the property cash flows well, why not do a cash out refinance and use those funds to buy more properties?
