The idea that the average joe can go pick up a $25k property off the shelf, rented and ready to go, in a decent neighborhood here in Indianapolis is misleading at best, and straight up untrue at worst.I recommend you deploy the $50k into one property that will lease for $800+, and is worth $75k+, where you can BRRRRR your money and do the same thing over again.

But now you're dealing with most likely a low cap rate situation, which is ok if you're well capitalized and can be ok with low returns, but I would venture out to say that majority of people on BP are not sitting on millions of dollars just waiting to be deployed.

I make Private Loans to people I know (NOT soliciting any more borrowers - all funds are deployed) I buy stocks or index funds for diversification, and I am the boss, which fits perfectly with my control-freak nature.There are rules, of course.

You will never know everything, but if you learn to avoid 1 or 2 large mistakes then that education has paid for itself.Just my 2 cents.Years ago, I had a large sum of capital come into my hands only to squander it away quickly because I didn't have the financial education on how to properly deploy that capital and let it work for me.
