You are deploying alot of capital for little return. 

 :)I agree with Account Closed, if you know that investors in your area will generally deploy capital (invest money) at a 7% Capitalization Rate, for example, you're $19,000.00 NOI would make the theoretical Value $271,428.57.  

I have clients and partners looking for apt complexes and multifamily, flips, and owner finance homes, so I am trying to figure out if this is a good market for us to deploy capital.What are some of the up and coming areas?  

How long do you think it would take to research, vet experts and deploy this amount of capital with proper geographic, tenant and property diversification to have a stable income stream?  

My understand is all personal properties must be lived in for one year unless you are transfer, deployed, etc

Newer construction tends to have more recent technology advancements deployed such as more energy efficient materials like windows and doors, etc.
