FHA Approved Properties?

Hi, a friend of mine recently told me that to get an FHA loan on a property, the property needs to be FHA approved. It is the first time I have heard of it, but I had been under the impression that as long I was qualified to purchase a property of a certain dollar value; and live in it for at least 1 year I could purchase any property I wanted to with an FHA loan. Does anyone know about this? Thanks
