If they upgrade some of the schools then this area will become a KILLER area.

Problem in California is labor is a killer, both from a financial and a regulatory point of view.

The killer with the longer term stays is the credit card fees, and transaction fees so I let her pay the deposit by card but will be collecting other months by check. 

Not having a master suite isn't a killer IMHO.

You can hustle it, get killer deal on lease, do all work yourself, source used furniture, etc.

Water can be a property killer for returns.As mentioned tenants do not report leaks and let friends use the water.
