As for genuine mentorship, etc... that's great if it happens.

I try not to come off as an investor but more as someone who is genuinely interested in their property and location.

This also helped me realize that all those times that i was asking my father about the business, I was genuinely interested in the content that he was dumping into my brain, it just took me a while to realize it.In my opinion, and I am just generalizing here, more difficult academic paths in college teach more than just content.

There are tons of new investors who are working on smart plans and genuinely want criticism.

So while every rookie should be cautious, please don't take the OP's advice - which I do believe was given with genuine concern - as admonition to stay on the sidelines. 

NAysayers are more dangerous than enemies, Naysayers often times come from a good place, and are genuinely telling you NO because in their minds they are protecting you from what THEY are afraid of.

A 3 month forbearance is not going to help individuals who genuinely can't afford their mortgage anymore and banks will not further extend the forbearance.

If you give that genuine drive, drag yourself up like Rocky from every bloody failure and just keep swinging, all the other things will come naturally on that path.
