@Timofei Kadkin another strategy to consider is "house hacking." Purchase a small multifamily, live in one unit and rent out the other units. With this you can get a FHA loan for only 3.5% down. Just make sure you have enough in savings to cover anything that might come up or need replacing.

Depending on your living situation it could be a great way to get into real estate and becoming a landlord.
