I buy at a 12 CAP because if I hit problems I still have a ten but if I buy at 10 then I could have an 8 with expenses crushing my cash flow"Also do the tenants pay on time or not pay at all??

After taking about 6 months to convert it into a 4 bedroom, put on new siding, some windows, trim, exterior paint, a new roof on part of it, sheetrocking about half the house, tape, texture, trim, paint, carpet, tile, electric and plumbing fixtures, rewiring about half of it, adding rafters to the garage, a new garage door, a crushed asphalt driveway, and sod, I finally sold it for $55,000 after having it on the market for 3 months with a realtor and only getting 2 offers that didn't want me to carry it.With a little over $25,000 in repairs to it, when it was said and done I walked away from the closing with a net profit of about $1,500.
