Hey Zack, sorry for the delayed response - not entirely sure why I didn't see your reply until now. 22k seems high, but given the 4 unit complex and 2x10 material I'm going to tell you your size of project and scope of work to demo old material and retrofit new product is probably why they quoted you so high.

Target demo is those in apartments and townhomes.

@Matthew Morrow Hands down, get with Rentvine and have them do a demo and walkthrough with you. 

I just had a demo call with them, and to my taste this could be a great resource if you're planning on doing physical marketing on highly motivated seller.

Worried about: city permits, demo, Asbestos, lead paint,  etc.

I have worked construction before (just a demo person) but I fell in love with what a person can do with just two hands and a couple of tools.

Once building is weird shape or layout or a certain age it's easier to demo it and build all new.
