If not then budget to demo the home.

What I have found success in is getting your network of your own contractors (flooring guys, carpenters, demo crew, painter etc.) and as your walking through the property send them pictures of the job and ask what they ruffly think it would cost.

Would 2 side by side properties with the same owner qualify for fha and/or 203k loans if purchased with intent of doing demo on the smaller, blighted property and rehabbing the larger house into a quadplex?

Going this route, I would recommend asking the prospective PM to show you a demo of their platform and the reports they provide to their clients.Cheers,Melissa

We closed and are off to the races with demo.

This will be a complete demo and rebuild and looking for a 80% LTC. 

(Getting <5k in small claims would cover costs to demo and reframe the wall)Should we reframe the wall and put up insulation and drywall or is this not worth fixing for a 3/1 rental unit.

Obviously this only works with repairs that are quick... doing a complete kitchen demo and rebuild isn't likely going to happen in the 8 hours they're gone.

It's not every day someone posts about demo costs in Japan on here ya know!
