Educate that Client that the deadline is impossible to meet.  

If it's little $, I just connect with all heir's, and simply talk it out, make agreement, set deadlines etc..

I would rather bring the lender in at a slightly greater cost o financing then deal with being hijacked when I miss the deadline.

I also expect as the 5 year deadline approaches (and it is approaching as I believe the deadline of this aspect of SB13 is the first day of 2025), a bill will extend this deadline.
