She was able to build an entire empire in NYC by partnering up with the locals on finding the best deals, prices, and locations. 

Is is for the freedom, passive income, wealth creation, bragging rights, to start a business/ real estate empire, or something else entirely?

I'm a land investor and typically I buy and sell vacant land to retail buyers, sometimes work directly with home builders, but I'm wondering if we get into a recession type economy if those two buyers will dry up, and if I should pivot to looking to work with land bankers or people who are interested in land banking.  

If it's a 90 minute drive you could be looking in the Inland Empire.

I went from flipping contracts on houses from 2007 to 2011; to dealing almost exclusively in land from 2014 up until now.
