list requirements that spec home builders need to make vacant lots a DEAL!!

Hello everyone, my name is Taj I'm wholesaler multiple markets primarily focused on the Baltimore, Maryland market as of right now, I often have properties for discounted prices but now I'm trying to venture in land/lots business, but I have a couple of questions in regards of what spec home builders look out for when locking up deals at a discount? What zip codes / Subdivisions should I focus on that are HOT!! what median price are builders buying lots at? if you are a spec home builder, please comment below would like to meet you and hopefully put some deals to your table.
