Even if liable, I'd rather be looking to a local surveyor then a possibly now out of town seller.Going from memory here but the survey affidavits we use require seller to affirm that no fences, walkways, buildings, accessory structures have been built on the subject property since the date of the survey nor have neighbors built/moved such fences, walkways, etc. near or along the property lines of the subject property, that no adverse claims exist or have been made as to possession, etc.

Aside from that, forming a separation between the two units in the front yard (via small fence, rock/gravel strip, or small planter) as well as adding a lawn and hardscape walkway to each front door would help a lot.

I have noticed that the MLS states the sq. ft as 2881, Based on the sq. foot, When I made an offer, I offer at $101/sq. ft, costing at $282K.When i requested a Home insurance quote, i found out the area is 2521 sq. ft. its almost 360sq. ft difference.My realtor’s answer about discrepancy is because, they do not count the common areas and walk ways.; not quite satisfactory.My Attorney has not responded, for the past 2 days..I am planning to close soon.

Painted the driveway, walkway, and this outdoor area floor the same  pattern (see pictures).What likely happened is the yard was not prepared correctly, which formally was just dirt and grass.

Plus I pay him $150 for basic maintenance (grass cutting 5 mo of the yr, snow shovelling walkways 3-7x a yr, light hallway cleaning, occasionally helps w/ lockouts, takes the garbages out on the correct days, etc.).In addition, as the building Super he keeps his tools in the basement and I give him some additional storage down there.
