I grew up around a “grind” mentality, and my family members seemed to spend all the money they made.

Rents have softened, though, and currently experiencing an extended vacancy in one.The advice you're hearing here is sound. 

For REP status federally, you must meet two requirements: work 750+ hours in real estate activities and spend more than 50% of your total working hours on these activities during the tax year.

You will spend lots of time checking the quality of their work, from TAXES, to the most mundane administrative work of Registered Agent services.

I wont need to spend that money now.   

@Davis Barrow they didn't want to extend your rate lock because they wanted you to buy more expensive paper which is a bit unfortunate.

So, realistically, how much time do you expect a PMC to spend getting multiple bids?

I think the reason that Grocapitus or Neal Bawa were not getting much response either speaks to their level of participation in BP (Neal obviously doesn't spend much time here), or the fact that unhappy LPs were shy, or happy LPs were shy, or BP does a poor job of really getting posts noticed.

I currently work with investors looking to build their portfolio with single-family, long-term rentals while managing for them on the back end, making is hands-free for the investor to still work their W-2 job and live their everyday lives and spend it with family, hobbies, etc. 

I took the next 5 months to tackle everything myself spending approximately 17k in supplies and tools + paying a plumber and roofer 4k total to fix those issues.
