I am not familiar with the intricacies of this loan type but I understand how a balloon loan works at a high level.I am wondering what advice someone might have regarding this situation.  

Each state has their intricacies.  

We are currently in the process of bidding on a bank sale property in Western North Carolina and there are some intricacies that we have never come across in any of our other deals.

There are just so many intricacies and details that can't been seen from a higher level that partners/mentors/connections can help you out with. 

You are less likely to know the intricacies of the market, harder to monitor the asset, more costs associated with travel to the asset.

Cash offers always sound great because you're cutting out the intricacies of the lender, therefore mitigating the risk of not having the deal close.

I would however check with your CPA to make sure this works for your particular situation and tax environment as I'm not a CPA and don't know the particular intricacies of the tax code. 

David Greene recently spoke about how there are certain properties you can sense are undervalued for various reasons or have intricacies that the market can't measure, which I appreciated.

I agree with @Jared McClellan  I don’t know you or all the intricacies of the situation, but it seems like you feel like this is an easy target to get your hands on a few dollars and you’re looking for a way to spin it so that you look like a hero while you get yourself some easy seed money.  

You need to learn the intricacies of your sub market and exactly what buyers are looking for, where the new development is happening, what different school districts offer, etc.
