If you have 1-4 unit residential that's already cash flowing I would go DSCR if you have a ratio of 1 or more.

However, you can make changes as long as all parties agree.If the tenant agrees to removing certain clauses, or starting with a new lease, then you can move forward.

The homeowner has direct title, can sell at any time and gets 100% of the appreciation and tax benefits on these houses.

Then when you are driving in the car or doing anything you can listen to it and it helps alot!

Appraisals are unreliable, but there are definitely places like near me where you can make the money off of resale. 

You can get some estimates from contractors for what they charge for big ticket items like to renovate a bathroom, renovate a kitchen, replace the furnace, replace the roof, etc.All wholesale deals should have free and clear title and you should be able to see the sales agreement before submitting the earnest money deposit.

Freddie has a reno loan product that can be used for investment properties; this is only for first position, though.For the Heloc - it goes back to whether your mom wants to continue carrying the loan for income, and if so, how will you pay off the heloc once the rehab is complete?
