Innovative Net Lease SFR Strategy

Hey all - Stumbled into a new SFR net lease strategy after purchasing my first self-managed SFR in South Florida. It was high rent, low entry point area but within 6 months I dealt with an eviction and electrical issues. I was losing money every month and was done managing the property. When I saw this product offered through CapFree Xchange and Appreciation Homes (out of Dallas) I was hesitant. They offer SFRs across the country (1031 eligible) that are fully triple net lease - meaning there's no costs to the homeowner, no vacancy liability, no unexpected repairs and maintenance, NOTHING. The homeowner collects a NET/NET 5% yield with 1% increases each year in long-term lease by a BBB+ credit rated tenant (similar to Morgan Stanley credit). The homeowner has direct title, can sell at any time and gets 100% of the appreciation and tax benefits on these houses. I am making completely passive cash, while also seeing the value of my portfolio increase with no headaches or management responsibilities that usually come from SFR ownership.
