Hey BiggerPockets community,

I'm looking to connect with investors who fund owner-financed purchases in a 1st lien position. What kind of returns are you typically seeing on these deals?

✅ Interest rates you're comfortable with?
✅ Typical origination fees?
✅ Preferred loan terms (LTV, duration, etc.)?

I have deals needing funding and want to ensure I'm structuring them in a way that's competitive and appealing to private lenders. Any insights or experiences would be greatly appreciated!
