So we opened the garage (slightly downhill to the street) and whoops it rolled all the way across street into a vacant lot. 

That was your first miscommunication and it has gone downhill from there.

There was a lady and her niece living there, 100+ and 70+ years old, and when the older lady passed away, everything went down hill with the house and younger lady.

The house is in one of the more desirable neighborhoods, although it is an older neighborhood and seems to be going a little downhill.

I bet if you spend your time focusing on that while you are tightening your belt, your credit will be good enough to get some help on your first deal and hopefully that will start your boulder rolling down hill.
