You can score unique, high-quality pieces at lower prices, but be prepared for limited sizes and colors.

I plan on doing a neutral paint color like beige on all the walls, white trim & ceilings, and LVT everywhere on the main floor (except the living room).

There are some bare walls here an there that could use a pop of color.

Through out my tenancy i passed with flying colors as an excellent tenant.

I would generally say if more than 10% of your potential investors are going to be asking about it, it should be in the offering memo.That being said, I have seen one page word documents used to raise over $10mm and I have seen 40 page, full color with professional photos, etc.  

Generally the cream of the crops is going to be restaurant buildings that are single tenant on out parcels at anchor grocery stores, think of the taco bells, chipotles, chick filets of the world. 

And then you end up with narley colors, gloss finishes in bedrooms, and paint slathered all over the corners of ceilings and trim.
