It's not a perfect gauge of demand because you don't know how long each guest stayed and in my experience anywhere from a quarter to a third of guests don't leave reviews anyway.

We do have our account reconciliations audited by a 3rd party quarterly, which helps catch errors before they impact our clients.Highly recommend any owner dealing with a PMC discuss with their PMC and their tax professional, or an expert like @Sean O'Keefe, about how to improve processes and communications to make this process smoother:)

OLD stock yazoo clay and houses that originally were built as cheap as you can build .. of course not all but a vast majority of what you folks buy for cash flow rentals.then  on top of that a VERY tough tenant base and that market can really frustrate folks I owned over 200 of those and the happiest day of my life was when my partners bought me out for 4k a door.. done gone and good luck lOL

But before this, if you had carpet on the wood (which is a bit crazy), it will take hours/days to remove all the tack and nails, take out all the quarter round, scrape the edges, replace the bad wood, and fill the cracks.
