Vacation homes take some planning, I personally think shooting for break even profit/loss with a vacation home is a good tax strategy but if it is a cash cow I would gladly just pay the tax as you still come out significantly ahead and if you have one I probably wouldn't bother with a cost seg study unless you are getting extremely high rents.

Would it be weird to create a form that people can submit their properties for me to check out that would have all of the questions that I want answered, or would they probably laugh that off and not bother wasting their time?

I documented everything but it doesn't matter because once an eviction is filed, rightly or wrongly there are companies collecting this information for databases for future landlords who won't be bothered to consider the facts.

We wouldn't use it the field because of legality issues with claims they make, we use something a little much more concentrated, but it's great solution for someone who's trying to DIY it.Tests can be great to minimize the what IFs people have and to get a tenant to stop bothering you about it, we have worked with a number of landlords in the past just giving them information so their tenant had some piece of mind.
