OK then so you don't get black balled on this site you need to let everyone know you are a Sub 2 trainer and you charge for it.. that's the proper way to use BP otherwise you need to do what others in the bizz do and pay for your advertising on BP..

Think about the policies and communications around the classic boy/girl friend and unauthorized person lease terms and procedures (from on-boarding through screening and lease signing).....But if it is really too stressful, look at your scale (is duplex or ten-plex right for you and your work/life balance), your market (the neighborhood --working class or upper class), your team (like a good eviction lawyer or contractor) and see if it is a good fit...

I know with the lower payment I can hold the property for a while and it will eventually be in the black and ideally double in value when held long enough.

Black is also more affordable than the gold, but if you're budgeted for Gold, it does give a great warmth to a Kitchen and Bath, and can be paired with the black you have going on.I agree about leaving one bath for resale, unless the tub is in another bathroom?
