Haven’t compared pricing lately but I’d think Guesty would start increasing their pricing. 2) The new AirCover is trying to beef up coverage for hosts.

Unless you plan to do most of that work yourself, you might want to beef that number up a bit.  

I recently bought a newly constructed home in a gentrifying area of Kensington/Richmond with the intent of beefing up my home office for the long haul.

Others are more merchant developers or serial deal-doers who impute a lot of value through their effort and are looking to beef up fees in trade for their time.
