I have $20k in cash saved up from working my 9-5 and i'm itching to buy a property to possibly flip?

I had the real estate itch and I wanted badly to do another deal, but I knew that I just did not have the money for another 25% down payment.That is when I heard a term here on BiggerPockets that I had never heard before "House Hacking".

Even if they do not open the short term rentals up until July, there will be so many people itching to take vacations with friends and family because of being stuck inside.

I have about 40k saved and Im itching to to get started.

I was also somewhat concerned that pursuing a career directly in real estate would take the joy out of it for me and that I could perhaps fulfill my itch for real estate by pursuing real estate investing on the side.

I know I am itching for a weekend getaway to the beach or the mountains! 

I've been interested in REI for some time and with COVID closing down the restaurant i was working at and causing my career goal to become a nurse to be postponed for a year a half i figured its the perfect time to scratch this itch!

I’m a little tired of renovating at the moment and my debt to income ratio is shot from daycare, so we’re just enjoying our time together for now until we get the itch again.

I am a 21 year old female itching to get started in real estate investing.
