I asked a local tech teacher that I know a few months ago and he didn't know anyone. 

School has started and so I will also not have my targeted class of school teachers looking anymore.

Pay early every month, not only take good care of the place but even have a cleaning lady in weekly, certainly not something I did when I was renting.They're renting because she fairly recently started a job as an ESL teacher at our local high school.  

Don't forget our fees are also deductible as business expenses the following year.If your CPA doesn't have the heart of a teacher and isn't willing to sit down and explain things to you in plain English then move to the one that will.

Why in the world would you expect there not to be bad realtors, or property managers, or painters, teachers, or anything in life?

As Mike says, many RE investors carry concealed firearms.I charge a high screening fee (for around here) of $35 so I know my low-income tenants are serious if they pay it -- plus I tell them it is non-refundable if they lie on the form or don't fill it out completely.Also, when I show a property I usually go with my partner who is an ex-school teacher and a good judge of both adults and children.

Similar to the way everyone wanted the "easy" teacher in school.

YoOu are still young and have gained knowledge through experience which is the BESt teacher.

And sadly you have to be the teacher...Or what if they had to be hospitalized and now own $13k in medical bills?
