I know that banks are busy, but it is reckless and unscrupulous to hold someone’s appraisal hostage if they screw up and don’t issue the loan in time for the lock period.Is there really any remedy for this problem other than to do due diligence on the lender?

You don't want to buy these to find out the seller just put a warm body in the property to claim they are rented and performing.

It'd be like walking into someone's yard unsolicited & unannounced then cutting their grass & knocking on their door demanding $30 when you were done.The core problem is that the industry is built on a commission only basis so every big brokerage will take on any warm body that can pass the exam which isn't all that difficult.

In Joel's case he is not interested in interviewing anyone but a brokerage that is looking for agents will pretty much "hire" any warm body.
