security deposits and prorated rent are something that your agent should have stipulated in your written offer. if he did not, then seller has no obligation to give it to you. sounds like you should use a new agent next time.

Carl our contract sometimes have a protection period built in after the contract has expired.You also do not know any special stipulations in the listing agreement that was originally signed.If you are in commercial real estate why are you trying to list a house??

Have a stipulation that although you are assigning the contract to the buyer, you are not given them full assignment until day of COE (usually so they don’t back out of the deal and try to go over your head as well as allowing you to reassign back to wholesaler.
