I’ve just been using HAR/Zillow and the sheriff auction to look for properties thus far.

I like the BP calculator but recently found this one that seems pretty comprehensive and include rough tax benefit estimates.

I've just started looking into buying a duplex.

Raeshelle Cooke -- I've read through your entire post + all of the responses, etc,...I've just GOTTA comment:1 -- Your goals, at such a young age, are WONDERFUL -- and I wish that I had pursued those goals at your age!!!
