My situation is furthered weighed down by the fact that she is going on 8 months pregnant and does not want to live in a property that is shared with strangers, which I completely understand.

Free advice from strangers online or online articles, free advice from friends here and there, and cheap advice from books that typically detail the "dream" and the "possibilities" instead of detailing specific information and strategies for YOUR AREA is a waste of time and leads to frustration.

That's an enormous amount of trust (and money) to leave in the hands of strangers.
