@Charles Cooper Looks like Long Beach is definitely the way to go compared to San Pedro.

I put a contract on his property (with assignment clause), began placing tenant in the property with wholesaler's cooperation.

I will also be advocating for activity and cooperation between our members and others within the CRE sector here in Central Ohio.

A "short sale " is also possible but that's more complicated and required the cooperation of the mortgage company.

This way I can re-cooperate a significant portion of my original contributions and leave only market equity within the property which keeps the bank happy and willing to lend.The goal would also be to make sure the property cash flows as well to your personal preferences before you roll your cash out proceeds into the next deal.
