Who has done a BRRRR on a 4 plex with tenants in place?

I am looking at buying a fourplex and wanting to do the BRRRR strategy but my only issue will be the tenants that are there. 2 of the units I can start the rehab when I close but the other 2 I won't be able to due to the tenants being there.

So my question would be, is this still possible to do? Would a hard money or private money lend me the money in order to buy it and renovate it if this is the case? Any guidance would be appreciated :)
