I would start with free, unbiased education and move along toward actual practice as an agent or salesperson under the supervision and guidance of someone local who is willing to train you and answer questions, learn about the RE laws of your state, become familiar with your market, see how comfortable are you speaking to strangers and build relationships; the rest is up to you.

I am no stranger to hard work and have actually done quite a few DIY projects on existing investment property and to be honest do not mind properties that require just a little more love to get them up and running again.  

My situation is furthered weighed down by the fact that she is going on 8 months pregnant and does not want to live in a property that is shared with strangers, which I completely understand.  

No need for panic, or hysteria, or rude smart %#* comments to strangers to make urself feel better about yourself.

Since you are asking a bunch of strangers on the internet such a broad question, regarding the future of your very expensive investment, go talk to a real estate attorney and pay him to begin the eviction process for you. while he follows local laws, take notes so you are prepared for next time. also print your local landlord tenant laws and learn them forward and backwards so you are prepared next time.
