All I'm saying is you don't know what you haven't done, so you really can't say you've done it all.The most important things you learn by just doing is what not to do since that method will generate more mistakes than not.

So how is it I fear 0, because I have an amazing maniac of a tax attorney, I go and drop it on his desk, spend maybe 10 minutes because 30 seconds is "here ya go, get-r-done" and 9minutes 30 seconds talking about life, kids, the weather, what not.

Just be upfront about it and if you still qualify with those additional loans added to your DTI and whatnot, it shouldn't be a problem for most lenders.I had two properties under contract and an ongoing refi on my primary residence all at the same time, all closed within a couple weeks of each other.

In the event of negligence and injury (for example a roof accident slip or what not) I would imagine that since the buyer is ordering the work it will be our responsibility and liability.
