I'm All In- BUT stuck in the same spot

I have been listening to podcasts, read, and subscribed to many of the different Bigger Pockets tools and resources. But I haven't really landed on what to do next. I might be stuck in analysis paralysis and can't really make a decision. I'm currently in-between jobs, but have about 80K saved up. I know I want to invest in rental properties, but I'm struggling on next steps. Would I still be able to apply for a loan without currently working? Should I buy a small property outright, but then have my money tied up? or something else?
