Same types of rules apply in that this would not be a "traditional" style loan. 

Each piece is a pricing add.Location, unit type/number/style/mid rise/single story, mortgage middle FICO, Down payment percent, prepay type, 3 points - no points, market rents, property good to perfect condition, rented at close with verification, reserves, vesting is real person or single LLC are the pieces that deliver a rate at a moment in time.

If you cannot delay gratification, you are unlikely to be successful in anything because most things in life that are deeply satisfying - getting fit, getting an advanced education, moving deeply through a career, achieving financial success, etc - takes a lot of time and effort and requires sacrificing many short-term niceties and pleasures for long-term achievement. 

So how do we achieve this with our busy life styles???

Long story short, cosmetically ugly and out of style is fine, not functioning isn't and WOOD ROT is a major no/no with FHA and VA appraisers.

Now I am looking to find hard money to keep moving on light rehabs to buy and hold BRRRR-style.

There are basically 3 types, overnights (catering to RV's traveling along interstates), destination (resort style parks that people vacation at) or long term.

If things don't improve, it might be worth considering new partners who are more aligned with your goals and work style. 

I'm just thinking this could be better for me given my individual style as an investor and am not really sure where to get started with it.
