Well first, lets redefine marketing.

I'm beginning to wonder if many simply choose to ignore the issues, or attempt to redefine what they do trying to justify going full steam ahead or if; words "Any" "financing" "arrangement" "method" "facilitate" "residential" "circumvent" are too hard to understand?

Something where it would be a pain for tenants to constantly move in and out of with furniture and deal with freight elevators and scheduling times with building, etc.?

Your cost also includes amounts you pay for: Sales tax charged on the purchase (but see Exception next), Freight charges to obtain the property, and Installation and testing charges.Real property.

Lets not re-define words.If I research a market and expect it to increase in value then I am an educated investor regardless if I buy for cash flow or appreciation.Anyone that thinks cash flow never goes down or nearly as bad cannot keep up with inflation does not have a good knowledge of cash flow.

Harbor freight sells an airless sprayer for about $150 and is all you would really need in terms of tools to do a decent spray job.

However, if you're buying and holding real estate for 10, 20, 30, whatever years, you're going to have a freight train of returns that a 401k can't complete with!  

And likely to be for quite a while as they are redefining the vacation lodging game.
