You can get something that's turnkey or new construction at this price point, and most importantly, there's a strong tenant base ready to rent out these homes.

We also work with 203K construction loans which NEVER give a deposit. 

For a BRRRR if you are using debt most people will use some sort of hard money to purchase and a construction loan to fund rehab (unless you use cash).

Once I have that I will exit my bridge loan to a construction loan. 

I'd suggest making sure to get a good GC/construction company for repairs.
